Concourse Mixed Use Development is a 2,750,000 square foot suburban mixed use development comprised of 2,250,000 square feet of class A office space in five buildings, an 85,000 square foot Athletic Club, a 350 room convention hotel with ballroom and meeting rooms, restaurants, support retail and the five parking decks associated with these uses. The development is located at the intersection of Interstate 285 and Georgia 400 in the Perimeter Center suburb of North Atlanta.
The entire 32 acre development is interconnected with an exterior covered concourse, which serves to provide pedestrian access connecting the office, hotel and retail uses and as a visual amenity to the projects user’s and the public.
The massing and shape of the uses was driven by the programs of the uses and user requirements as was the development of the exterior skin fenestration and materials. The structural frame is steel reinforced concrete and the skin is a curtain wall of aluminum framing and multiple colors of green tinted and mirror insulating glass in colored aluminum frames. The building HVAC systems were designed with centrifugal chillers utilizing variable air volume boxes for air distribution to various tenants. All uses are served by a telecommunication company, owned by the management company, which provides voice, data, security and building electrical, mechanical and life safety systems controlled from a centralized control room.
