What is Design & Construction Project Management?

Design & Construction Management is a professional service that we provide that applies effective management techniques to the planning, design, and construction of a project from inception to completion for the purpose of controlling time, cost and quality.

Construction management consists of organizing and directing the men and women, equipment, and providing leadership which allows the Owners' vision to become a reality. This requires the direct input of the owner. Owners know how much money they have or want to spend on a project and when they want the project completed.

Often, the owner is not motivated to provide the complete staff required to manage a project simply due to the time and money associated with the hiring and training of a professional staff that is required to successfully manage a project. We employ the professionals for the Owner as an owners representative for the project. We relate to the problems or lack of resources, design, and technical management expertise required in this ongoing process. We provide Owners the representation and experience as a CM through out the life cycle of the project. "From concept to the cradle is our modo."

Design & Construction Project Management (DCPM) is a discipline and management system specifically created to promote the successful execution of capital projects for owners. These projects can be highly complex. Few owners maintain the staff resources necessary to pay close, continuing attention to every detail--yet these details can "make or break" a project.

"Agency CM" is our fee-based service in which we are the construction manager and are responsible exclusively to the owner and act in the owner's interests at every stage of the project. As the construction manager we offer advice uncolored by any conflicting interest on such crucial matters but not limited to:

"At-risk CM" is our delivery method which entails a commitment by the us as the construction manager to deliver the project within a Guaranteed Maximum Price (GMP). As the construction manager we act as consultant to the Owner in the development and design phases, and contraction phases. When a construction manager is bound to a GMP, the most fundamental character of the relationship is changed. In addition to acting in the owner's interest, the construction manager also protects him/herself.

Construction Management

Generally, as the owners representative we will manage the daily operations and personell of a project for a fee. We believe a construction management firm (CM) must have sound leadership capabilities, and the technical and management expertise to interact with the many design consultants and contractors required to construct the project. The Construction Manager must have the highest ethical standards in managing the project for the owner.

TRC recognizes that the CM assumes a serious position and commitment. The CM will ultimately be responsible for the profit and loss of a project. The firm selected as a construction manager must be experienced in all aspects of supervising field crews, subcontractors, project managers, and coordinators.
