These two, eight-story buildings are anchored by AT&T which took 50% of each building so they could take half of their total need in one year and the other half 18 months later. The balance of the space was rented as speculative office space to smaller tenants buildings and are a part of the larger mixed use office, hotel, and retail development known as Concourse located in North Atlanta, Georgia.
The design features an interior atrium āgathering placeā? for tenants and guests with lush landscaping and a water feature.
The two buildings were designed to be constructed in two phases with the potential to interconnect the upper floors with bridges spanning the Concourse. The structural frame is steel reinforced poured in place concrete and the skin is a curtain wall of aluminum framing and multiple colors, of mirror and tinted glass in forest green aluminum frames.
The HVAC system was designed with a central centrifugal chiller utilizing variable air volume boxes, and electrical re-heating in ducts.
The buildings have approximately 280,000 gross square feet with 240,000 useable square feet. The entire 3,000,000 square feet mixed use complex is served by a telecommunication company, owned by the developer, which provided voice, data and building electrical and mechanical systems control from a centralized control room.
