Development Overview
Rosa Del Mar a 10 acre tract of entitled land that is designed for its highest and best use as a mixed use lifestyle project. The property is located 5 miles east of the world renowned Sandestin Resort on the Gulf of Mexico in the heart of South Walton County boasting 851 feet fronting Highway 98.
Rosa Del Mar is envisioned to be an outdoor retail and leisure center that draws heavily on the styles and motifs of traditional southern Mediterranean architecture. The project features integrated cloisters and canopies in traditional vernacular style, creating a protected pedestrian environment while allowing shoppers to experience the outdoor ambiance of a traditional town center.
The design concept embraces the Spanish aesthetic, incorporating this influence and traditional folk patterns into the design. Rosa Del Mar will truly provide for a work, live and play environment. Rosa del Mar is approved for approximately 91,900 sf Class A office space, 71,050 sf of retail stores, 55,000 sf multifamily units and a 75 room limited logding hotel. This unquie mix of lifestyle synergies provides an opportunity to every guest, worker, or resident in the area to enjoy everything from food, workout facilities, dry cleaners, post offices, drug store, hotel & conference, banking and office space.

Master Plan Uses
The approved Master Plan calls for a multi conceptual mixed use lifestyle project which adheres to the sensitive nature of the Scenic Corridor guidelines of South Walton County and Highway 98. Once complete RDM will allow residents and visitors alike the opportunity for everyday shopping needs and is intended to be a full service commercial center catering to the middle market.

Project Information & Update
Rosa Del Mar, LLC was formed in January 2005 to purchase and obtain all necessary permits to include but not limited to; DEP and ACOE dredge & fill permits, highest & best land use, traffic concurrency and a development order.

- Dredge & Fill
RDM has obtained all necesary permits from the Army Corps of Engineers (ACOE) for dredge & fill and the Department of Environmental Protection (DEP) to fill approximately 7 acres of wetlands. Completed 09/10/07 - RDM received a final permit from the DEP that meets the needs and requirements for the projects.Completed 12/12/07 - RDM receives a permit from the ACOE
- Development Order
On January 22, 2008 RDM recevied a unanimous vote from the Walton County Board of County Commissioners for the approval of the Master Plan. This approval allows for 71,050 sf of retail space, 91,900 sf of office space, 46,000 sf hotel and 55,000 sf of multi-family residential.
Project Commencement
The developers are seeking preleasing and pad sale committments and construction financing for the project. Ground breaking ground, to be determined.
