Sun Trust Mixed Use Development is comprised of a class A office building, restaurant, support retail and the parking associated with these uses. The development is located in the heart of Tampa Central Business District.

The outdoor landscape plaza and entry located at the corners of the block serves to provide pedestrian access as well as creating a significant open space within the heart of the financial district. The massing and shape of the uses were driven by the various user requirements, as was the development of the exterior skin fenestration.

The thirty-five story office building serves as the Tampa offices for Sun Trust Bank. The design features a fully self contained office environment with cafeteria, computer floors, boardroom, meeting and conference space for the building users, tenants and guest, and retail uses to serve as a support amenities to the projects user’s and the public. The structural frame is steel reinforced concrete and the skin is a precast concrete panels with tinted insulating glass in colored aluminum frames. The building HVAC system is designed with a centrifugal chiller utilizing variable air volume boxes for air distribution to various tenants. The building has approximately 550,000 gross square feet with approximately 470,000 usable square feet.
